This fast-paced program is a great way for our members to learn about innovative and exciting new projects under construction within North and South Carolina. Five developments have been selected and, while the timer is running (6.5 minutes per project), the developer will share their mini-case studies of their projects including the development and the lessons learned, photos, site, and floor plans, and the development timeline, in addition to site, building and financial data.
Morrison Yard – Origin Development Partners (Charleston, SC) – Located in the vibrant north Morrison Drive corridor (NoMo), Morrison Yard sits at the base of the Arthur Ravenel Jr. Bridge, offerinhttps://carolinas.uli.org/wp-content/uploads/sites/113/2023/02/ZachBBiov02.22.23v2.pdfg breathtaking views of Charleston’s waterfront, and providing a direct link between the Ravenel Bridge pedestrian/bike walkway and the property. Morrison Yard is well-positioned for access to future parks and bicycle/pedestrian trails of the Lowcountry Lowline. At the completion of the Master Plan, Morrison Yard will offer 138,376 SF of Class A Office Space in a 10-story building with a 395-space parking garage, 544 luxury apartment homes with 351 parking spaces, 37,289 SF of street-level retail, and a 150-room Kimpton Boutique Hotel. Spark LS – Trinity Capital Partners (Morrisville, NC) – Spark LS is a 1.5 million square foot ground-up development on 109 acres in Morrisville, NC. The highly amenitized project is the largest purpose-built life science campus in the region. The campus includes both multi-story lab/R&D product as well as single-story advanced manufacturing product that is cGMP capable. Amenities include a 10,000 SF fitness center, outdoor gathering areas including an amphitheater, and the Axis Center, a 20,000 SF amenity building to foster collaboration and host conferences, meetings, and events.
The Borden Building – Furman Co. (Greenville, SC) – The Borden Building (“Borden”) is a 40,000 SF historic adaptive-use development located on a 2-acre site at a gateway location to downtown Greenville’s new $66 million Unity Park. Furman is redeveloping the historic Borden Ice Cream factory into modern commercial spaces designed to cultivate healthy environments for its future occupants. Borden’s rehabilitation will transform the old factory into a vibrant, park-side mixed-use project scheduled to deliver core and shell in Spring 2023 with preleasing underway.
110 East – Shorenstein (Charlotte, NC) – With sweeping views of Charlotte’s city skyline, 110 East will embody the energy and culture of one of the city’s most exciting neighborhoods. Located in the heart of the South End submarket, the 23-story building will house state-of-the-art Class A office space along with restaurants and nightlife all within blocks of each other and easily accessible to the public. Building amenities will include a 900+ space parking garage, a 4,000 square-foot fitness center, and flexible conference spaces. 110 East is uniquely located at the intersection of East and South Boulevard and directly at the platform level of the LYNX Light Rail and Charlotte Rail Trail, offering commuters easy connectivity.
North Hills – Kane Realty Co. (Raleigh, NC) – In Raleigh’s expanding Midtown, North Hills continues to grow with $1.35 billion in investment between its Main District Expansion (NHX) and North Hills Innovation District (NHID) projects. NHX brings 350,000 SF of Class A Office, 287 apartment units, and 100,000 SF of retail, including an RH gallery, to North Hills.
